Innovative Coliving Development in West Los Angeles Redefines Urban Housing with Community-Focused Design

A groundbreaking coliving project in West Los Angeles is challenging traditional housing models by creating a unique living environment that balances privacy with community engagement. The Barrington1503 development, designed by Lorcan O'Herlihy Architects, offers 18 units with 79 bedrooms across a 24,200-square-foot footprint, significantly increasing residential density on a site that previously could accommodate far fewer residents.

The project addresses Los Angeles' mounting affordability crisis while responding to the growing demand for alternative housing solutions. Located in West Los Angeles, an area with a high concentration of students and new arrivals, the development presents coliving as both an essential and viable housing alternative. The architects emphasize that their design contributes to making Los Angeles a more hospitable place to live by fostering community building and prioritizing healthy living environments.

The architectural concept centers on what designers call a "spatial social gradient," creating a carefully orchestrated transition from public to private spaces. Residents enter the complex beneath a distinctive mural before moving through a shared private courtyard and ascending via common circulation pathways. These pathways serve a dual purpose as both functional thoroughfares and spaces for connection, facilitating chance encounters that foster an organic sense of community among residents.

The development's four distinct volumes each contain communal dining and living spaces that serve as semi-private areas leading to fully private bedrooms. The design employs strategic window placement to enhance both privacy and connection – shared living rooms feature expansive sliding windows and doors that open inward toward the central courtyard, while bedroom windows face outward to frame individual views of the surrounding cityscape. This dual orientation engages the broader urban landscape while maintaining a strong internal community focus.

The project's success reflects careful consideration of lessons learned during the COVID-19 pandemic, which highlighted the importance of balancing shared community spaces with well-defined private areas in coliving environments. The coliving model has experienced rapid growth nationwide, driven by increasing demand for affordable housing options and residents' desire for stronger social connections in urban settings.

The development team included Integrare Group as builder, Labib Funk & Associates as structural engineer, DK Engineering for civil engineering, Budlong for MEP engineering, and LINK Landscape Architecture for landscape design.
