Apartment Complex Gets Green Light as Part of Historic Bulimba Barracks Redevelopment in Brisbane

The redevelopment of Brisbane's historic Bulimba Barracks has taken a major step forward with the Brisbane City Council's approval of a new apartment complex within the expansive 21-hectare riverside site. The Apollo Road Apartments represent a key component of the first phase of the comprehensive masterplan for the historic military site, which has been designed by architecture firm Buchan for developer Shayer Group.

This initial development phase encompasses more than just residential construction, as it also includes the adaptive reuse of a heritage-listed fabrication shed and plans for a new riverside pavilion. Both of these additional projects received development approval earlier this year in May, setting the stage for a comprehensive transformation of the historic military compound into a modern mixed-use community.

According to statements released by Buchan, the proposed development will feature a two- and three-story multi-residential complex that promises exceptional amenities for future residents. The waterside location, combined with shared recreational spaces and direct proximity to the converted fabrication shed, will create a unique living environment. The historic fabrication shed is planned to be transformed into a vibrant community hub that will house retail establishments and hospitality venues, putting essential services and dining options right at residents' doorsteps.

Lynn Van Dievoort, who serves as both a principal at Buchan and the project lead for this development, explained that the design of the two apartment buildings pays careful homage to the site's rich historical significance while also addressing Brisbane's distinctive subtropical climate conditions. The buildings are strategically positioned directly to the west of the heritage fabrication shed, occupying the same footprint where World War II-era warehouses once stood, creating a meaningful connection between past and present.

The architectural design prioritizes the health and comfort of residents through careful planning that maximizes access to fresh air, natural light, and green spaces throughout the development. Van Dievoort noted that the design draws significant inspiration from the site's industrial heritage, incorporating curved architectural forms and distinctive brickwork that references a historic soap and candle factory that operated on the site dating back to the 1880s.

The residential component of the project consists of two apartment buildings that together will house a total of 69 dwelling units, offering a mix of one-, two-, and three-bedroom apartments to accommodate various household sizes and needs. The two buildings are thoughtfully separated by a communal courtyard that serves as a central gathering space for the residential community.

Taking design cues from Queensland's traditional architectural style known as the Queenslander, Van Dievoort explained that the communal courtyard functions much like a front veranda, providing residents with a welcoming space to gather and interact with their neighbors. This design philosophy extends to individual units as well, with residents enjoying access to private outdoor spaces through sheltered balconies and terraces on upper levels, while ground-level apartments feature private courtyard gardens that enable seamless indoor-outdoor living perfectly suited to the local climate.

Connectivity and community engagement have been central considerations in the overall site planning. The apartment complex will be linked to both the riverfront parkland and the converted fabrication shed through a carefully designed landscaped pedestrian laneway. This walkway is intended to serve multiple community functions, hosting community gardens where residents can grow their own produce, dedicated play spaces for children, and areas designated for public art installations that will add cultural value to the neighborhood.

Looking toward the future, the masterplan envisions additional multi-residential development throughout the broader precinct. These future phases will feature a thoughtful approach to building heights, with two-story structures planned for the edges of the site to maintain compatibility with surrounding neighborhoods, while allowing for buildings up to five stories in height toward the center of the development, creating a graduated density that maximizes development potential while respecting the site's context.

Van Dievoort emphasized the significance of this approval, stating that the green light for the Apollo Road Apartments represents the beginning of a transformative new chapter for the Bulimba area. She noted that this inaugural project is designed to establish high standards and serve as a benchmark for all future developments within the Bulimba Barracks precinct as the historic military site gradually evolves into a dynamic, vibrant new neighborhood that honors its past while embracing its future as a modern residential community.
