She believes that proper preparation is essential, stating that when clients invest between $30,000 and $50,000 in staging according to her recommendations, they typically see returns of $200,000 to $300,000 over the asking price. Her approach focuses on making every property "HGTV-ready" to create an immediate wow factor for potential buyers.
The transformation began with addressing the home's digital presence, as Dogan emphasizes that today's buyers shop online 24/7. "If the house does not look dazzling when you see it online, most buyers just move on," she explained. Her staging strategy aims to stop buyers in their tracks from the first online photo, enticing them to schedule viewings and feel impressed when they arrive for in-person tours.
The renovation started with painting the entire first floor in Benjamin Moore's White Dove, which Dogan selected because "first impressions are critical." This fresh white paint served as a clean canvas for all subsequent improvements. The team then undertook a complete room reorganization to help buyers better envision themselves living in the space. They converted the original office into a dining room, transformed the former dining room into a family room, and redesigned the previous family room as a formal living room.
Additional changes included refreshing the downstairs gym as a recreation room and converting a small upstairs bedroom into a modern office space. The staging team updated all lighting fixtures throughout the home and furnished every room with contemporary pieces, including white sofas, chairs, tables, rugs, lamps, and bedding. They also removed old carpeting to showcase the beautiful hardwood floors that today's buyers highly value.
The comprehensive makeover created a cohesive, move-in-ready appearance that Dogan describes as requiring buyers to "just bring their toothbrush." The home looked refreshed, modern, and immediately livable, addressing all the original concerns about the property's dated appearance and awkward layout.
The results of this strategic staging approach were immediately evident in the market response. The transformed Tudor home generated more than 25 showings and sold at the full asking price after receiving multiple competitive bids. Dogan estimates that without proper staging preparation, the same property might have sold for $200,000 to $300,000 below the asking price, demonstrating the significant return on investment that professional staging can provide in today's real estate market.
