Mixed-Use Development Creates Vibrant Commercial Campus Along Berlin's Sonnenallee

A new mixed-use development has transformed a formerly industrial site along Berlin's Sonnenallee into a dynamic commercial and educational campus. The Campus SHED project, designed by Berlin-based Thomas Müller Ivan Reimann Architekten, represents a significant investment in the southeastern district of Neukölln, directly across from the rising Estrel Tower that will soon become the German capital's tallest building.

The ambitious project occupies a narrow, 300-meter-long site squeezed between the Neukölln shipping canal and railway tracks, where the former Griessmühle techno club operated until 2020. Developed by the Klingsöhr Group from Berlin with an investment of approximately 180 million euros, the complex combines transformed existing buildings with new structures spread across 15,500 square meters of land.

At the heart of the development stands the Warehouse, a six-story elongated building featuring a bright, strictly gridded metal-glass facade topped by a distinctive shed roof that pays homage to the site's industrial heritage. This flagship structure spans roughly 34,000 square meters of gross floor area and is organized around four circulation cores and three interior courtyards, providing flexible floor plans that can accommodate diverse uses.

The Campus SHED project markets itself as a flexibly mixed commercial and university campus, with adaptability serving as its central selling point. Large spans, variable room structures, and neutral spaces are designed to enable the most diverse uses possible. The development has already attracted start-ups, service providers, and organizations including Amnesty International, demonstrating the success of this flexible approach.

The private SRH University of Applied Sciences serves as the primary tenant, consolidating its previously scattered Berlin locations to accommodate approximately 3,000 students in the new facility. This educational anchor helps establish the campus as a hub where education, production, research, and hospitality converge, creating what developers describe as its own infrastructure ecosystem.

The architectural ensemble extends beyond the main Warehouse building to include the renovated Community Hall and new structures like the Loft and Workshop, which line up along the waterfront. These buildings complement the overall vision of creating a vibrant mixed-use environment that takes advantage of the unique location between water and railway infrastructure.

While the somewhat peripheral location in Berlin raises questions about whether this ambitious concept will fully succeed, the project offers a pragmatic advantage through lower rental costs compared to the city center. This economic factor may prove crucial in attracting the diverse mix of tenants necessary to realize the developers' vision of a truly integrated commercial and educational community.

The Campus SHED represents a broader trend in urban development where former industrial sites are being repurposed to meet contemporary needs for flexible, mixed-use spaces that can adapt to changing economic and educational demands in major metropolitan areas.
