Fresh architectural renderings have been unveiled for an ambitious office-to-residential conversion project at 67 Irving Place, a historic 12-story commercial building located in Manhattan's prestigious Gramercy Park neighborhood. The transformation, designed by Morris Adjmi Architects and developed by CIM Group, will create 11 luxury condominium units averaging 3,450 square feet each, along with 3,000 square feet of ground-floor restaurant space.

The newly released renderings showcase the building's complete eastern facade, highlighting plans to restore the structure's distinctive light gray brick exterior. The images particularly focus on the upper floors, which feature elaborate Beaux Arts-style architectural details including ornate frieze sculptures and an elegant copper crown. The rooftop will be transformed into a landscaped terrace, offering future residents panoramic views of the Midtown Manhattan skyline.

The 115-year-old building, originally designed by architect Charles Volz, first opened its doors as a printing factory when construction was completed in the early 1900s. In recent years, the property served as a WeWork office space across its upper 11 floors, while the ground level housed a specialty cheese shop. CIM Group acquired the building in 2017 for $44 million, purchasing it out of bankruptcy from previous owner Puble N.V.

The ground-floor retail space will be occupied by Maialino, a Roman-style trattoria operated by Danny Meyer's renowned Union Square Hospitality Group. The restaurant previously operated out of the Gramercy Park Hotel and will bring authentic Italian dining to the converted building. Reuveni Development Marketing has been selected to handle sales and marketing for the residential units.

The property enjoys an excellent location between East 18th and 19th Streets, offering convenient access to public transportation through the nearby 14th Street-Union Square subway station. This major transit hub provides service on multiple subway lines, including the 4, 5, 6, L, N, Q, R, and W trains, connecting residents to destinations throughout New York City.

Construction work on the conversion project has already begun at 67 Irving Place, with completion anticipated by 2027. The project represents a significant investment in the historic Gramercy Park area, bringing luxury residential living to a neighborhood known for its architectural heritage and prime Manhattan location.
