Fresh Architectural Renderings Unveiled for Major West Side Square Development in Jersey City

New architectural renderings have been unveiled for West Side Square, an ambitious multi-building master plan currently under construction in Jersey City's Marion district. The comprehensive development, designed by MHS Architecture and backed by a consortium of developers including Lanterra Developments, Westdale Properties, Lantree Developments, and Altree Developments, will deliver 834 residential apartments across two distinct structures when completed.
The expansive 800,000-square-foot development occupies a strategic location bounded by Fayette Place to the north, Broadway to the south, Corbin Avenue to the east, and Giles Avenue to the west. Construction has already reached the topping-out phase for the project's first component, which is prominently featured in the newly released renderings.
The first phase, known as The Residences, consists of twin 12-story buildings located at 1072-1075 West Side Avenue and will house 477 residential units. The development's second phase will feature a structure called The Factory, which will contribute an additional 357 rental units to the overall project. Units at The Residences will range from studio apartments to spacious three-bedroom layouts, providing housing options for diverse demographic needs.
One of the most striking features revealed in the new renderings is The Piazza, a pedestrian-focused public space designed by Melillo Bauer Carman Landscape Architecture. This carefully planned area will incorporate extensive landscaping, comfortable seating areas, and a strategic mix of retail spaces, residential lobbies, and outdoor walkways. A prominent metal archway displaying West Side Square signage will mark the entrance to this central plaza, creating a distinctive visual landmark for the development.
The Residences will feature an impressive 21,000-square-foot amenity deck positioned atop the second floor between the two towers. This recreational space will include an outdoor swimming pool complete with private cabanas and a dedicated outdoor movie screening area. Residents in inward-facing units will enjoy views overlooking this expansive central courtyard, creating a resort-like living experience in an urban setting.
The Factory, clearly visible on the right side of the architectural renderings, will incorporate a unique design element by integrating the restored façade of a former manufacturing facility into its podium level, which explains the building's industrial-inspired name. This thoughtful preservation of the area's industrial heritage will be crowned with a landscaped terrace, while the residential levels above will be primarily clad in modern glass curtain wall systems, creating an striking contrast between old and new architectural elements.
A detailed diagram illustrates the transformation of the former West Side Avenue roadway into the pedestrian-friendly Piazza. Two main lobby entrances serving both The Residences and The Factory will be strategically positioned along this outdoor square and will be surrounded by multiple retail storefronts, creating a vibrant street-level environment. Interestingly, the diagram also suggests the potential for a new PATH station at the northern end of The Piazza, though this transit improvement has not yet received official approval.
The Residences' five-story podium will house 285 enclosed parking spaces along with more than 23,000 square feet of ground-floor commercial and amenity space, ensuring residents have access to both convenience and recreational facilities. The completion of The Residences at West Side Square is currently scheduled for summer 2026, while The Factory phase has yet to receive final approval, leaving the construction timeline for this second phase uncertain.
