Renowned Mexican Architect Enrique Norten Designs New Residential Development Near Lincoln Road in South Beach

A major residential development featuring the work of internationally acclaimed Mexican architect Enrique Norten has been proposed for construction in South Beach's vibrant Lincoln Road area. The ambitious project represents a significant addition to Miami Beach's architectural landscape and aims to address the city's growing need for affordable housing options.

The development plans were officially filed by a company under the control of Ambassador Paul Cejas, who owns the prominent South Beach property where the new building would be constructed. According to the Letter of Intent submitted to city officials, the proposed residential complex would include 210 individual housing units along with approximately 7,000 square feet of ground-floor retail space, creating a mixed-use development that combines residential living with commercial opportunities.

The architectural design for this major project comes from Enrique Norten's renowned firm, TEN Arquitectos, which has gained international recognition for innovative and sustainable design approaches. TEN Arquitectos will be working in collaboration with BGA Architects, who are also listed on the submitted plans, ensuring a comprehensive approach to the project's development.

To make way for the new construction, the development proposal calls for the demolition of two existing structures on the property: a two-story apartment building and a one-story commercial building. However, not all existing infrastructure will be removed. An existing parking garage located above what was formerly the Time Out Market will be preserved and integrated into the new development to serve the parking needs of future residents and retail customers.

The development proposal specifically addresses Miami Beach's ongoing efforts to create more accessible housing options in the area. According to the Letter of Intent, the project is being proposed as a direct response to recent city legislation that provides incentives for developers to create reasonably priced housing options. These units would specifically target entry-level professionals, young families, and other residents who need affordable housing options in the desirable South Beach area.

The formal review process for this significant development proposal is already underway. The project is scheduled to be presented at a public hearing before the Miami Beach Planning Board on September 9, where city officials, community members, and other stakeholders will have the opportunity to review the plans and provide input on the proposed development.
