New Rendering Shows 41-Story Office Tower Planned for 346 Madison Avenue in Midtown East Manhattan

A new conceptual rendering has been unveiled for an ambitious 41-story office skyscraper planned at 346 Madison Avenue in Manhattan's Midtown East district. The proposed tower, being developed by Delv Holdings, would stand 643 feet tall and provide 689,425 square feet of rentable office space with an impressive Floor to Area Ratio (FAR) of 26.0.
The building's design features floor plates ranging from 19,000 to 22,000 square feet, making it suitable for large corporate tenants. The development site is strategically positioned at the corner of Madison Avenue and East 44th Street within the Greater Midtown East Rezoning District, and also incorporates the neighboring property at 11 East 44th Street.
According to the newly released rendering, which shows an aerial view of the tower's position in the neighborhood, the skyscraper will begin with a rectangular multi-story podium. This base section will be clad in a uniform glass curtain wall featuring dark paneling arranged in a distinctive square grid pattern. The tower portion above the podium will rise with a largely monolithic design, interrupted only by several shallow rectangular cutouts that add visual interest to the facade.
These architectural cutouts are particularly notable as some wrap around the building's corners, creating unique geometric shapes. The recessed areas will house landscaped terraces enclosed within a lattice framework, providing outdoor spaces for tenants high above the busy Manhattan streets. The skyscraper will be crowned with an illuminated top section and a flat roof featuring an additional landscaped terrace.
Currently, both properties at 346 Madison Avenue and 11 East 44th Street are occupied by existing mid-rise buildings that would be demolished to make way for the new development. The 346 Madison Avenue location has particular historical significance as it previously served as the flagship store for Brooks Brothers, the iconic American menswear company.
The Brooks Brothers store closed its doors in 2020 following the company's bankruptcy filing, marking the end of an era for the famous retailer at this prestigious Madison Avenue location. The former retail space has since been converted and is now occupied by a cafe, representing the changing commercial landscape of Midtown Manhattan.
The development site offers exceptional transportation access, located just a short walking distance from Grand Central Terminal. This major transportation hub provides access to multiple subway lines including the 4, 5, 6, and 7 trains, as well as the Shuttle service. Additionally, Grand Central serves as a gateway to the Metro-North rail network and the Long Island Rail Road through the recently opened Grand Central Madison facility.
As of now, no specific details have been released regarding the project's architect, though given the scale and prominence of the development, a major architectural firm is likely involved. Similarly, no timeline has been announced for demolition of the existing structures or the start of construction for the new tower. The project represents part of the ongoing transformation of Midtown East as developers take advantage of rezoning opportunities to create modern office spaces in one of Manhattan's most desirable business districts.
