A striking new four-story residential building designed by Foster Date Architects at 4907 North Paulina Street in Chicago's Uptown neighborhood is approaching exterior completion, showcasing impressive brickwork that has become a standout feature of the development. The structure has reached its full height with topping out completed some time ago, and construction crews have now installed the majority of windows, allowing interior work to accelerate as the project moves toward its final phases.

Hayes Properties serves as the project developer, working alongside general contractor Moments Notice Services to bring this 32-unit rental building to life. The development offers a diverse mix of apartment sizes, including one-bedroom, two-bedroom, and three-bedroom units strategically positioned mid-block between Ainslie Street and Winnemac Avenue. The building features multiple tiers with balconies facing both the street and an interior courtyard, creating varied living experiences for future residents.

The architectural design emphasizes detailed brickwork throughout the structure, with balconies distributed across the north, south, and east sections of the building. Many of these outdoor spaces face into a central courtyard, providing residents with private outdoor areas while maintaining the urban density appropriate for the Uptown location. The south and north tiers feature prominent balcony arrangements that add visual interest to the building's facade.

Parking needs are addressed through a 27-space surface parking lot located at the rear of the building, accessible via a right-angled alley that connects Ainslie Street to Paulina Street. This parking arrangement provides convenient vehicle access while keeping cars away from the main street frontage. Hayes Properties has not yet responded to inquiries regarding leasing rates or the anticipated opening date for tenant occupancy.

Construction proceeded under a building permit issued on August 27, 2024, with a reported project cost of $3 million. The development required preliminary site preparation, including four demolition permits approved early last year to clear the existing structures and prepare the lot for redevelopment. No additional special permits or approvals have been required beyond the standard construction authorization.

The location offers excellent public transportation connectivity for future residents. CTA Route 81 buses stop just one block south at Lawrence Avenue, along with the recently rerouted southbound Route 9 Ashland bus service. Additional bus access is available two blocks east at Clark Street via Route 22 buses. For rail transportation, residents can reach the Ravenswood Metra station with UP-N train service approximately three blocks southwest at Ravenswood Avenue, while the Damen Brown Line elevated platform is located three blocks beyond that point. The Argyle Red Line platform provides another rail option at a distance of approximately 0.7 miles east, accessible via Winnemac Avenue, offering a relatively short walk to downtown Chicago and other Red Line destinations.
