New Renderings Show Design for 181-Unit Affordable Housing Project on South Broadway in Yonkers

Fresh architectural renderings have been unveiled for a major mixed-use development at 325-337 South Broadway in Yonkers, Westchester County. The ambitious project will feature an eight-story building standing 85 feet tall, containing 181 affordable housing units ranging from studio apartments to three-bedroom layouts. SLCE Architects designed the structure, while Urban Builders Collaborative is leading the development of this significant addition to the local housing market.

The comprehensive development plan extends beyond residential space to include substantial commercial and parking components. The project will incorporate 7,940 square feet of commercial space specifically designated for a U.S. Post Office, along with a five-story parking garage capable of accommodating 350 vehicles. The development site spans three adjacent interior lots strategically positioned between Ludlow Street to the north and Morris Street to the south.

The newly released renderings showcase the building's eastern facade, revealing a sophisticated architectural approach with distinct sections serving different purposes. The residential portion will occupy the northern section of the block and features complex massing with a notable setback extending across the entire sixth floor. The facade design incorporates white and reddish-brown paneling arranged around a grid pattern of tall, recessed windows accented with gray frames. The parking structure, positioned at the southern end of the property, will be distinguished by a decorative metal mesh screen featuring an interlocking trapezoid pattern.

Aerial perspective renderings provide additional insight into the building's overall configuration, showing how the residential component extends westward in a distinctive T-shaped layout. This western section will be clad in traditional red brick, while a photovoltaic solar array will cover much of the flat rooftop area. The design represents a refined version of earlier concepts, with the primary modification being the municipal parking structure, which was originally planned to be one story taller with different exterior materials.

The current property consists of several structures that will be demolished to make way for the new development. These include a surface-level city parking lot, a single-story U.S. Post Office building, and the vacant Flynn Memorial Home, all visible along the South Broadway frontage. The Post Office will temporarily relocate during the construction phase to maintain service continuity for the community.

The residential component will offer diverse living options with 71 studio units, 62 one-bedroom apartments, 34 two-bedroom units, and 14 three-bedroom apartments. One additional unit will be reserved specifically for the building superintendent. The parking allocation includes nine spaces located at the rear of the structure, designated specifically for the commercial space tenants and visitors.

Resident amenities will be concentrated on the ground floor, featuring a welcoming lobby, management office, security office, mail room, and package room to handle deliveries. Shared facilities will include laundry rooms and a fitness center for residents' health and wellness needs. The development will also include a private children's playground on the north side of the property, providing safe recreational space for families.

The project has received significant financial backing through municipal incentives approved by the Yonkers Industrial Development Agency (YIDA). The total project cost is estimated at $159.4 million and is expected to generate approximately 300 construction jobs during the building phase. The incentive package includes substantial tax benefits: a sales tax exemption worth $4,324,227, a mortgage tax exemption valued at $1,106,700, and a comprehensive 33-year real property tax exemption.

Construction is scheduled to commence in December 2025, marking the beginning of a major transformation for this section of South Broadway. While developers have confirmed the construction start date, they have not yet announced an anticipated completion timeline for the project. The development represents a significant investment in affordable housing for Westchester County and will substantially increase the area's residential capacity while providing modern amenities and commercial services.
