An exclusive new rendering has been revealed for 200 West 88th Street, an 18-story luxury residential building currently under construction on Manhattan's prestigious Upper West Side. The 215-foot-tall structure, designed by the renowned Robert A. M. Stern Architects and developed by Nortco Development, will encompass 114,000 square feet and house 37 premium condominium units when completed.
The building will feature ground-floor retail space and enclosed parking facilities on the second level. Located at the prominent corner of West 88th Street and Amsterdam Avenue, the property is also addressed as 568-574 Amsterdam Avenue, positioning it in one of Manhattan's most desirable neighborhoods.
The newly released rendering showcases the street-facing elevation of the main northern facade along West 88th Street, revealing sophisticated architectural details that reflect the building's prewar aesthetic inspiration. The bottom two stories will be clad in elegant light gray stone blocks, featuring large arched openings on the ground floor and smaller arched windows on the second level. A distinctive elliptical window set within a decorative frame will sit prominently above the main entrance, with complementary light fixtures flanking the doorway.
The design includes a gated entryway to the motor courtyard positioned to the right of the main entrance, while newly planted tree-lined sidewalks will enhance the streetscape surrounding the property. The rendering provides detailed views of the brick facade, which will be enhanced with stone window frames and fluted stone paneling throughout, further emphasizing the building's classical architectural character. Several windows will feature decorative metal Juliet balcony railings, adding both visual interest and functional outdoor access.
Although some earlier renderings are now outdated, they still provide insight into the planned fenestration patterns and exterior ornamentation scheme. The upper levels will incorporate stepped setbacks that create generous space for private terraces and loggia balconies, offering residents valuable outdoor living areas. The structure will be crowned with a distinctive bulkhead featuring an etched arch motif, though updated visuals for these upper elements have not yet been released.
The development site was previously occupied by a series of low-rise structures, including the popular Upper West Side Mermaid Inn restaurant along with several adjoining buildings. Nortco Development acquired the four adjacent lots in 2018 for $46 million, with demolition permits first filed during summer 2024. The former Mermaid Inn, which was a beloved neighborhood establishment, is expected to reopen at a new location at 335 Columbus Avenue near the end of this summer.
The luxury residential building will offer an impressive array of amenities designed to cater to modern urban living. Announced features include secure bicycle storage, a fully equipped fitness room, a dedicated yoga studio, and a music room for residents' creative pursuits. These amenities reflect the high-end nature of the development and its target demographic of discerning Upper West Side residents.
Brown Harris Stevens Development Marketing has been selected to handle sales and marketing for the project, bringing their extensive experience in luxury Manhattan real estate to the development. The building's prime location offers excellent transportation access, with the nearest subway connection being the 1 train at the 86th Street station, conveniently located to the west along Broadway.
Construction is progressing steadily, with the anticipated completion date set for spring 2027 according to signage posted at the construction site. This timeline positions the building to enter Manhattan's competitive luxury condominium market during what is expected to be a favorable period for high-end residential sales on the Upper West Side.
