A revised architectural design has been unveiled for the mixed-use development currently under construction at 1101 West Berwyn Avenue in Chicago's Edgewater neighborhood. The five-story project is replacing a two-story building at the intersection with North Winthrop Avenue, strategically located directly next to the recently reopened Berwyn CTA station.
The development is being spearheaded by Chicago-based Panoptic Group, which has collaborated with Hanna Architects through various design iterations over several years. Project details were initially shared last year, and construction is now actively underway, with work progressing toward completion of the final floor. The developer is uniquely serving as both the project developer and general contractor for the construction.
The updated design represents a significant departure from the original 2021 concept. The building previously featured a gridded, multi-tone brick façade with large inset windows, as shown in earlier renderings by Present Future Architects. However, the 2024 elevation by Hanna Architects reveals a more streamlined approach, featuring a single-tone brown brick exterior complemented by vertical ribbon windows accented with black metal spandrels. The window bays will be distinctively outlined with protruding brick frames, creating visual depth and architectural interest.
The ground floor will accommodate 3,000 square feet of divisible retail space along Berwyn Avenue, providing flexible commercial opportunities for future tenants. A 20-vehicle parking garage will be situated at the rear of the building, accessible from the alley to minimize street-level traffic disruption. The upper levels will house 56 residential units, featuring a mix of one-bedroom and two-bedroom layouts designed to meet diverse housing needs in the area.
In accordance with affordable housing requirements, 11 of the 56 residential units will be designated as affordable housing options. Construction work is expected to continue through the end of 2024, with the project's grand opening projected for spring 2026. This timeline allows for completion of all construction phases, final inspections, and preparation for occupancy in the transit-accessible Edgewater location.
