Luxury High-Rise Development 1122 Madison Avenue Takes Shape on Manhattan's Upper East Side

A new luxury residential tower is rapidly taking shape in one of Manhattan's most prestigious neighborhoods, as construction continues on 1122 Madison Avenue on the Upper East Side. The 22-story building, which will stand 283 feet tall, represents a significant addition to the area's skyline and will feature 26 exclusive condominium units when completed.

The project is a collaboration between Studio Sofield, which serves as the design architect, and developers Legion Investment Group and Nahla Capital. Hill West Architects has been designated as the architect of record for the development, which occupies a prime corner location at Madison Avenue and East 84th Street, just blocks away from Central Park and the Metropolitan Museum of Art.

Construction progress has been substantial since the last site visit in March, when foundation work was still underway below ground level. The reinforced concrete superstructure has begun its steady climb skyward, with the first four levels already formed and construction crews currently preparing to begin work on the fifth floor. Metal shoring systems and wooden formwork are strategically positioned to provide essential support for the building's columns and floor plates as the structure continues to rise.

The building's exterior design will showcase sophisticated architectural details that reflect the refined character of the Upper East Side neighborhood. The facade will feature Indiana limestone paneling enhanced with sculpted reliefs, distinctive rope-trimmed window surrounds, and custom-designed decorative metal railings that will adorn select windows beginning on the second floor. The ground floor will include a dramatic double-height entrance facing East 84th Street, creating an impressive street presence.

Future residents will enjoy spectacular views and luxurious amenities, particularly from the upper floors. Renderings reveal breathtaking westward views toward Central Park from the higher units, complete with private terraces that offer panoramic vistas of the park, the nearby Metropolitan Museum of Art, and the surrounding historic neighborhood. These protected views are made possible through a strategic real estate acquisition that included air rights from the adjacent building.

The development represents a significant investment in Manhattan's luxury real estate market, with homes expected to start at $10 million. Corcoran Sunshine Marketing Group, working alongside The Cathy Franklin Team at The Corcoran Group, will handle sales and marketing for the exclusive residences. The location offers convenient access to public transportation, with the 4, 5, and 6 subway lines available at the 86th Street station along Lexington Avenue to the east.

The project's development history spans several years of strategic property acquisition. Legion Investment Group and Nahla Capital secured the final parcel in their five-plot assemblage in early 2024 for $22 million, bringing their total investment to $95 million since the acquisition process began in 2019. This comprehensive purchase included 20,000 square feet of air rights from the neighboring building at 20 East 84th Street, ensuring that upper-level residents will maintain unobstructed views of Central Park.

Several specialized firms are contributing their expertise to ensure the project's successful completion. Ancora has served multiple roles as the demolition engineer of record, geotechnical engineer, and support of excavation engineer. WSP has been designated as the structural engineer of record, bringing their extensive experience in high-rise construction to the project.

The anticipated completion date for 1122 Madison Avenue is set for mid-2027, when it will join the ranks of Manhattan's most prestigious residential addresses. Upon completion, the building will offer residents an exclusive lifestyle in one of New York City's most desirable neighborhoods, combining luxury living with convenient access to world-class cultural institutions, fine dining, and premium shopping along Madison Avenue.
